Working with condo management and your MCST
Condos run on house rules. The MCST (Management Corporation Strata Title) usually sets conditions on renovation hours, contractor registration, lift protection, and where work can take place. We are used to working within these, so your job goes ahead without friction.
We keep our work to the inside of your unit, follow the block's access and timing rules, and provide the licence details management may ask for before letting work begin.
Licensed and compliant
Electrical wiring work needs an EMA Licensed Electrical Worker (LEW), in a condo just as in any other home. We are EMA-licensed, so your installation is safe and compliant.
Singapore homes are required to have a working RCCB (or a compliant current-operated ELCB) for earth-leakage protection; from 1 July 2025, a home without one may face a fine of up to S$5,000 (EMA). We can test and replace the device in your unit's DB box where needed. You can verify our LEW licence on EMA's ELISE portal at https://elise.ema.gov.sg/.

Do I need my condo management's approval before electrical work?
Usually yes. Most MCSTs require you to notify management, register your contractor, and keep to set renovation hours before any work starts. We are used to working within these conditions and can provide the licence details management may ask for.
Is a licensed electrician required for condo work?

Can you work around my building's renovation hours?
Yes. We schedule work to fit your block's permitted hours and access rules, which often differ between weekdays and weekends. Tell us your MCST's conditions and we will plan the visit around them.
