Electrical work for landed homes
Across multiple storeys, a garden, and often a heavier appliance load, a landed home asks more of its electrical system. We plan the work around the size of your property and how you actually use it.
From a full rewire of an older terrace to lighting and security for a new build, we scope and price the job clearly before any work begins.
- Whole-house and partial rewiring for ageing terrace, semi-D and bungalow homes.
- DB box and distribution board upgrades for higher, modern loads.
- Indoor and outdoor lighting, including garden and feature lighting.
- CCTV around entrances, perimeters and driveways.
- Smart home automation for lighting, security and climate control.
Common landed-home jobs we handle
Larger properties bring larger jobs. These are the ones we are called for most.
- Rewiring an older home where the cabling is past its service life.
- Upgrading the DB box to support air-con, kitchens and EV-era loads.
- Lighting a multi-storey home and the garden cleanly and consistently.
- Fitting CCTV across several entry points and the perimeter.
- Wiring a whole-house smart system that ties it all together.
Rewiring and DB upgrades done right
Older landed homes are common candidates for rewiring: decades-old cables, added-on circuits, and a DB box that was never sized for today's appliances. We assess the existing wiring first, then plan a full or phased rewire that limits disruption to the household.
We upgrade the distribution board with modern circuit protection, confirm earthing and earth-leakage devices, and hand over proper documentation. Under SS 638:2018, domestic socket-outlet and lighting circuits must be protected by a residual current device with a rated residual operating current not exceeding 30 mA, and we make sure your installation meets it.
Licensed and compliant
Electrical wiring work in a landed home must be carried out by an EMA Licensed Electrical Worker (LEW). We are EMA-licensed, so the work is safe, compliant, and properly certified.
Singapore homes must also have a working RCCB (or a compliant current-operated ELCB) for earth-leakage protection; from 1 July 2025, a home without one may face a fine of up to S$5,000 (EMA). You can verify our LEW licence on EMA's ELISE portal at https://elise.ema.gov.sg/ before work begins.

Frequently asked questions
How do I know if my landed home needs rewiring?
Warning signs include frequent breaker trips, flickering lights, a burning smell, warm outlets, or shocks from appliances. Homes with decades-old wiring are common candidates. We start with a safety assessment and tell you honestly whether a full rewire, a partial one, or just targeted repairs are needed.
Can you upgrade my DB box for higher loads?
Yes. As households add air-conditioning, larger kitchens and EV charging, the distribution board often needs upgrading with modern circuit protection. We assess your current loading and supply, then plan an upgrade that is safe and compliant with SS 638:2018.
Do I need a licensed electrician for a landed property?
Yes. Electrical wiring work must be carried out by an EMA Licensed Electrical Worker (LEW). We are EMA-licensed, and you can verify the licence on EMA's ELISE portal at https://elise.ema.gov.sg/. Carrying out electrical work without a LEW is an offence under the Electricity Act.
Can you handle lighting, CCTV and smart home in one project?
Yes. We regularly combine rewiring or DB work with lighting, CCTV and smart home automation so it is planned and wired together rather than retrofitted piecemeal. Bringing us in early gives the tidiest, most cost-effective result.
